Which means, we will have to move.
We are a little sad about that. I will miss my neighborhood, I will miss my friends. And I will really miss my home.
Have I shown you my home before?
I feel like this home is a part of our family now.
I get attached to places, especially homes. This is our second home & we've lived in it for 4 years, the longest amount of time we've lived anywhere as a couple. We bought it because of it's unique & historic nature (it was built in 1890), the large yard & the detailed landscaping. We have loved living here.
We were going to take our time getting it on the market.
We weren't sure if we were going to do a few miscellaneous projects like replace the carpet or put in an A/C. Today we decided, what are we waiting for? Let's clean it up, stage it, & put it up for sale, asap.
So that's what I have been up to all day: getting our house ready to sale, which we will be doing for sale by owner (FSBO).
We've done FSBO once before. Since Joseph is at home & we have the next 3 months until he's off to bootcamp, we decided we'd do it again. [More on FSBO in another post.]
Getting a house market ready is no small task.
In fact, it's safe to say, if you want to do it right, is a ton of work. Especially when you have other things going on in your life (like say, taking care of 4 young children).
Fortunately, last year, thinking we were going to move in the summer, we got our house all ready to sale.
It took months!
We repainted, put in crown molding, de-cluttered (this was actually a much bigger task than I thought it would be), replaced doorknobs, replaced light bulbs, fixed things that were broken, got our carpets professionally cleaned, polished the floor, deep cleaned the house from top to bottom, bought fresh flowers.
I read a few books on home selling (particularly by owner) & the few tricks & tips I gleaned boiled down to one thing. Is it the kitchen that matters most? A renovated bathroom? Baking cookies right before a showing (I actually do that one. I think it's a nice touch. Who doesn't like the smell of freshly baked chocolate chip cookies?). Nope.
The most important thing is staging.
In other words, making your house look like a showroom. To "stage" a home, it should be as uncluttered & as clean, bright, & generic as possible (I took down all our family pics, another tip from the "pros").
You can have a beautiful, solid home, but if it's cluttered, dirty, the yard is overgrown with weeds & strewn with toys, many buyers will not even give it the time of day.
Staging does to a home what lipstick & a well-put together outfit does to a women going out on a date. It makes it much more attractive & desirable.
Last summer, after we did all of this & put our house on the market (FSBO) I realized, oh my goodness, why hadn't I done this sooner? I love my new, fresh, clean house! I didn't want to move.
Lucky for me, plans changed a bit, & we didn't end up moving then, but we had done all the work for getting our house market ready & I got to enjoy a cleaner, less cluttered home.
Most of what we did last summer is still intact.
I just have a few things I need to do, mainly de-cluttering & putting most things in storage (like all of my kids toys that won't fit in their toy closet), scrubbing my kitchen & bathroom 'til they shine, & doing a few odds & end projects outside.
Then I will take pictures & hopefully by tomorrow, I will be able to post some of them & give you a tour of our home!

Have you ever sold a home?
What did you do to get it ready to put on the market?
Please share any tips or tricks that worked for you, they're most appreciated!

Congrats! One thing I did was set aside one day that I would accept appointments for viewings - that way the night before I could do a big tidy and not have to keep the house spotless for someone dropping in with a moments notice. It saved my sanity. I figured if someone was serious they would wait for the day I was ready to show it. Good luck!
ReplyDeleteSarah: That's a brilliant idea. I think I nearly lost my mind last summer because I was the clean nazi. I thought I had to be prepared to give a showing at any moment (& I very nearly did--one time I had 45 minutes notice b/c my husband scheduled the showing, not me) which meant I was after any crumb, sock, or toy. It was insane.
ReplyDeleteWhat I'd really love is to schedule several showings in one day. This isn't always possible, but oh, the time & energy it could save! Thank you so much for the great tip (you have a lovely blog, btw).
janae will your family be moving to alabama for jsoc this summer? my husband and i will be there and i'd love to hang out. it will be my first time living on base and i am NOT looking forward to it.
ReplyDeletewe are renting right now--but figuring out what to do with all our stuff is driving me nuts.
Mercedes(!): Where did you come from? So nice to see you again.
ReplyDeleteI was actually thinking about you the other day. Do you write for the DN, or is that someone else?
Anyhow, yes, my husband will be in Alabama, but he doesn't start until August. Is your hubby in JAG too? So are you in Alabama now? Oh, goodness, yes, we must meet up.
I'm tickled pink to "see" you again :)
that is me! i'm covering national education issues.
ReplyDeletemike, my husband, used to be a pilot with the air force and when he graduated from law school he switched over to be a JAG. he has actually been doing JAG work for almost a year but june was the first school he could go to. (he is a reservist).
i am planning to go with him and then freelance for DN. i'm a little freaked out though....i'm a canadian and i have never been to the south!
will your family be going down there?
love all the stuff you are doing with your site. it looks fantastic and you are posting such great things!
Mercedes: Eeek!! I love your articles in the DN. I'm so happy that it IS you. I thought it was you.
ReplyDeleteSo fun that you're in JAG too. My first JAG-wife buddy! (Have you watched Army Wives? I've watched all 5 seasons).
Lol. I think you'll feel more comfortable being a Canadian in the south than a Mormon vegan in the south. I'm pretty sure there are no vegans in Alabama. I will probably be the first.
Definitely, we will keep in touch, especially once we get in. I'm going to need the support, for sure!
Oooo let us know when you post an ad for it! Ben and I might be looking for a house and yours is ADORABLE.
ReplyDeleteMeggie: Sure thing! There's an awesome program to help you with that through Provo city. So if you end up buying somewhere in Provo you'd qualify for their awesome program.
ReplyDeleteWhat a gorgeous home!! Can't wait to see pictures of the inside! I am sure it will sell fast. We did FSBO with our home in Valdosta, Georgia two years ago before we moved to Utah. We took down all family pictures and rented a storage unit where we put bookshelves, boxes of books, and any other "clutter" we wanted to keep. Definitely made our home look generic and open. My husband took really nice pictures of each room and photo-shopped some of them. We made a flyer with color pictures and details of the home. We put it in one of those "take one" tubes and attached it to our FSBO sign in the front yard. We also listed the home for sale online. It was a lot of work but a good experience. We sold the home before we had to move here which was a blessing. Good luck to you!!
ReplyDeleteI hope you will enjoy the south. I grew up in the south (if you call Kentucky the south) and loved it. We enjoyed 2 years in southern Georgia for my husband's first job. One of our favorite sayings from there is "You ain't liv'in if there ain't gnats."
Kristen: Thank you for taking the time to share your tips! We took pictures last year, but now that I have a new camera & we've changed a few things around the house, I want to take pictures again. My husband thinks it's silly I want to do it again, but I agree with you, they should look really good.
ReplyDeleteI'm looking forward to getting some of the culture down south--but not excited about all the bugs!
I just really love your blog :) I am very intrigued about your FSBO post!
ReplyDeleteKatie: Aw, bless you for being such a sweetie.
ReplyDeleteI'm excited for the FSBO post, but I think I'm going to save that one until after we get through the process this time around, which hopefully should be soon!
